Remediation Plan Development
If contaminants are found during a Phase II ESA, then a Phase III Environmental Site Assessment is necessary to determine the extent of the property’s contamination. This assessment begins with delineating and quantifying what must be remediated. Thus, Phase III is a more detailed investigation of the site and is necessary to uncover additional information before any remediation work can take place.
MEC uncovers a full scope of remediation options for the parties involved. Our team completes an analysis of what remedial options would best suit the property, as abiding by the protocols set forth by involved regulatory agencies. We consider our clients’ goals, cost, timelines, and applicable limitations while determining the most appropriate strategy for remediation.
Of course, this plan must be in agreeance local and state agencies, as well as federal environmental administrations. MEC’s ultimate goal is to bring the site into regulatory compliance through a strategic work plan.
Our Phase III Environmental Process
Identify the extent of environmental contaminants from during the Phase II ESA
Determine the amount of soil and groundwater impacted by environmental contaminants
Complete a Site Notification Report to notify regulatory bodies of site contamination
Develop and Remedial Action Plan (RAP) to remove environmental contaminants from the property
Assess options available for parties involved, including cost and timeline of remediation
Standards for the Phase I, Phase II, and Phase III Environmental Site Assessments have been established by the American Society for Testing and Materials (ASTM) to address the “All-Appropriate-Inquiry” (AAI) aspect of the Comprehensive Environmental Response, Compensation, and Liability Act (CERCLA).
Substances examined during the ESA include those within the scope of the CERCLA, pollutants, contaminants, petroleum and petroleum products, controlled substances and their related components.
